SCHEDULING AN APPOINTMENT

ADVANTAGE HAWAII HOME INSPECTIONS operates Monday thru Saturday during normal business hours. (8.30 am to 5.00 pm)

Appointments can be scheduled by phoning the inspector directly at (808) 392 0342 during normal business hours.

We suggest that you supply a minimum of 2 available dates and allow for a 3-4 day lead time when calling for an appointment.

Once an appointment has been agreed on, we require a copy of the full realtors Multi Listing Service fact sheet with the client’s full name and appointment date. Fax the M L S to our office at FAX: (808) 254 4943 or e-mail steve@advantagehawaii.com.

This provides us with a confirmation of the appointment date, client information, listing agent, buyer’s agent and property details including construction, inclusions and other necessary details.

It is important to note that when scheduling an appointment that the clients' presence is not required throughout the entire inspection. However, it is required that the client or client‘s agent is available for the presentation at the end of inspection. Usually, one hour is sufficient to cover the inspection summary and address any questions that arise. The average inspection requires 3 - 4 hours for up to 2000 sq ft then one hour per 1000sq ft there after.

There are many variables in deciding the cost of an inspection.
For example, what is the size and age of the structure? How many bedrooms, bathrooms and kitchens are there? Has it a slab foundation or is it raised? Is part of the property being rented or is there more than one building?
The following are the average costs of our inspection service.

PAYMENTS ACCEPTED:
Check, Credit cards, Escrow and Cash.

RESIDENTIAL   INSPECTION
Average time required: 3.5 hours.
Average cost: $ 380.00. Payment through escrow will incur a 20% escrow fee.
Additional time required: $80.00 per hour or part thereof.

CONDO   or   APARTMENT INSPECTION
Average time required: 2 -3 hours.
Average cost: $ 280.00 - $ 330.00. Payment through escrow will incur a 20% escrow fee.
Additional time required: $80.00 per hour or part thereof.

PRE-LISTING   INSPECTION
Average time required: 3.5 hours.
Average cost: Payment required at time of inspection $ 380.00.
Payment is not available thru escrow.
Additional time required: $80.00 per hour or part thereof.

COMMERCIAL   PROPERTY   INSPECTION
Commercial reports are estimated and billed at an hourly rate.

MAINTENANCE   INSPECTION
Average cost: $80.00 per hour or part thereof. (Minimum of 2 hours)

NEW   CONSTRUCTION   INSPECTION
Average cost: $ 80.00 per hour or part thereof. (Minimum of 2 hours)

WALK   THROUGH   INSPECTION
Average cost: $80.00 per hour or part thereof. (Minimum or 2 hours)
